From Foreclosure to Fully Renovated

I’m excited to share a personal milestone with you—I recently completed my first BRRRR project. As someone who regularly works with landlords and real estate investors, it was incredibly rewarding to go through the process myself and experience the same challenges and victories that many of my clients face.

📍 Property Overview

  • Address: 2900 Caroline St., St. Louis, MO 63104

  • Purchase Price (Foreclosure Auction): $140,000

  • Rehab Investment: $60,000

  • Appraised Value: $300,000

The property is now being operated as a mid-term rental, and I have longer-term plans to continue improving it, including:

  • Installing a privacy fence

  • Expanding the kitchen into the garage

  • Building a carport

  • Potentially moving into the property in the future

I’d love your feedback on the transformation!

Your thoughts and suggestions are always welcome—feel free to reply to this email and let me know what you think.

🙌 Thank You to Our Vendors

This project wouldn’t have been possible without the incredible work of several local vendors:

  • Robbs Renovations & Handyman Services – Interior and exterior finishes

  • Anytime Plumbing – Plumbing updates and repairs

  • John Kuchar Plumbing/Excavating – New water line

  • 314 Quality Cleaning – Final cleaning and property preparation

If you’re looking for reliable professionals for your next project, I highly recommend each of them.

🤝 Open to Partnerships

As I continue to grow my real estate portfolio, I’m also open to partnering with other investors in a variety of ways. I can provide:

  • 💰 Funding for deals

  • ⚖️ Legal services through Landlord Legal STL

  • 🏡 Real estate agent services to help source or sell properties

If you’re working on a deal or simply want to explore collaboration opportunities, I’d love to connect. Please feel free to reply with your feedback on the project or to discuss potential partnership opportunities.

Best,

Landlord Legal STL
