When rent stops coming in, time suddenly matters.
But in Missouri, even a “simple” eviction has specific steps—and knowing the timeline helps you plan your next move and avoid costly delays.
Here’s what to expect:
Day 1–10: Rent becomes past due. Begin documenting all communication. Reach out to your attorney.
Day 11–30: Have your attorney serve written demand for payment or possession.
Allowing your attorney to do this substantially increases the chances of an early settlement.
Day 30–60: File a Rent & Possession or Unlawful Detainer case in court.
Which type depends on the facts of the case.
Next 2–6 weeks: Court hearing, judgment, and sheriff scheduling for possession.
Total time: Roughly 45–90 days, depending on service and court backlog.
NOTE - the time for the sheriff to actually show up to the property and perform the eviction could be in addition to this timeline (especially in St. Louis City currently).
Every case moves differently—but the biggest mistake landlords make is waiting too long to start the process.
If your tenant is 10+ days behind, we can help you evaluate your options and take the next step efficiently.
